Preliminary Design Meeting

We develop a comprehensive list of building enclosure elements that may potentially affect the building enclosure objectives. Based on the owners needs we then we decide what elements may be improved to maximize the objectives that the team will be able to pursue.

Schematic Design

The design team meets to identify and review the overall design intent of the building enclosure systems, material selections, budget restraints, interface complexities and site specific concerns that the enclosure design will need to address.

Design Development

The lead architect together with the commissioning agent meets with other members of the design team to review and research materials for the various systems and assemblies that have been identified as potential systems that satisfy requirements.

Prelim Construction Docs

The commissioning agent thouroughly reviews all project specifications and relevant portions of the construction documents to the design team and then they provide a written summary of issues and concerns noted during this review related to elemental and environmental resistance.

Final Construction Docs

After the preliminary construction documents have been evaluated and implemented by the design team, the lead architect and the members of the design team proceed with finishing the construction documents, ensuring that they will satisfy the owner requirements.

Peer Review

The commissioning agent reviews the final architectural drawings and applicable specification sections for the building enclosure and provides comments on remaining concerns on the enclosure design paying particular attention to the details and interfaces as shown on the drawings.
